152 Single Family Detached homes SOLD in Temecula in December 2014 – that’s 19 MORE than in December 2013 – 104 of the homes that sold REDUCED their price from the Original List Price.

135 Single Family Detached homes SOLD in Murrieta in December 2014 – that’s 13 MORE than in December 2013 – 126 of the homes that sold REDUCED their price from the Original List Price.

What does this mean for buyers? The market prices are still soft. Be careful though – if you are looking at a home that is in good condition and is priced below others in the neighborhood then there is plenty of buyer activity and it will SELL. However if the home is priced above the comparable listings or priced at the high end of the listings then it will probably have to reduce to sell. Not all sellers are willing to reduce so you may have to write a few offers – be patient.

Bottom line that means that there is about 2.75 months’ inventory on the market. This is the time to make your deal if you are a buyer. Once inventory drops back to 45 days expect a LOT of competition and rising prices.

Sellers, sales activity is up a little over 2013 although November 2014 was very slow. Generally speaking there are plenty of buyers and too many sellers who are holding out for unrealistic prices. Sellers if you price well and present your home nicely it will sell in about 60 days or less.
